Rental Criteria: 1. A completed and signed application from all proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter. 2. A ($ 50.00) application fee for the purpose of running a background check is required with each application. 3. You must provide a valid photo I.D. We require a photo I.D. Driver's license or State Issued ID card. (Note: Military cards are not accepted.) * It is prohibited by law to photocopy a Military card; therefore they will not be accepted as a photo I.D. 4. You must have a credit report that demonstrates a willingness and ability to pay financial obligations in a timely fashion (we require a score of at least 550). If we cannot obtain a credit report or you do not meet the credit requirements you will need a Co- Signer, the co- signer must apply and meet all requirements. The amount of the Security Deposit is based on your credit score and is charged as follows: • 549-or less Not accepted without a roommate or co-signer with a credit score of 580 or greater. • 550-600 1-months' rent plus $250.00 • 600-649 1-months' rent • 650-or above $500.00 (Any prelease rental deposit (the “Rental Deposit”) that is accepted by us will be either refunded to the applicant or retained by us as set forth in this paragraph. If the applicant is accepted, we will inform the applicant of such pacceptance. The applicant will have 72 hours from the time that the applicant is informed of the acceptance of his or her application to either cancel the application or accept the apartment. If the applicant fails to inform us that the applicant is cancelling the application within the 72 hour period, the Rental Deposit will not be refunded to the applicant and will be retained by us. If the applicant fails to enter into the landlord's standard form of lease agreement within 5 days after we inform the applicant that his or her application is accepted, we reserve the right to terminate the applicant's application and retain the Rental Deposit by providing the applicant of such election. If the applicant's application is denied, or if the applicant cancels his or her application within the 72 hour period, the Rental Deposit will be refunded to the applicant and will be deposited into the mail within 7 days after such denial or cancellation. Marginal applications may require a higher Rental Deposit. (Prorated rent charged at a daily rate if move-in is after the 1st of a month.) 5. No eviction or unlawful detainer on your record. 6. No negative rental history. 7. We require monthly combined income of 2.5-times the amount of your monthly rent. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self-employment must be verified through tax records. 8. No Criminal conviction for a crime against a person, for theft, for drug violations or any other type of crime if the crime that the applicant has been convicted of would be considered a threat to the property or to other residents, or would otherwise threaten the ability of other residents to peacefully and safely enjoy the property. In making such a determination as to whether the conviction would cause a rejection of an applicant, the landlord will consider the nature and severity of the conviction and when the conviction occurred. An applicant that has been convicted of the illegal manufacturing or distribution of drugs will be denied. Felony convictions in the last 10 years or a gross misdemeanors in the last 2 years will be reviewed on a case by case basis by corporate. 9. Occupancy: Maximum number of residents equal to two persons per bedroom. Please be sure the following items accompany your rental application: 1. Your application screening fee of $50.00 in the form of an online payment through your created portal, or money order for each applicant over the age of 18. 2. Picture I.D. (Driver's license, Green Card or Passport) All leaseholders and co-signers (if applicable) are required to DocuSign leases online. I have read and understood rental criteria attached to this application and understand any false or inaccurate information.
